ALDAR “Talay at Marsa Al Saadiyat”

Talay is the first residential community within Marsa Al Saadiyat, Aldar’s new waterfront destination that forms the final chapter of the Saadiyat Island masterplan in Abu Dhabi. Launched in September 2026, the community offers 351 standalone villas with four, five and six bedrooms and built-up areas from 5,403 sq ft, in contemporary Emirati architecture with bespoke louvre details created with Emirati artist Abdalla Almulla, whose commissioned fountain also sits within the community.
The villas are set among landscaped green spaces with beach access, a swimming pool and a children’s pool, a padel court, cycling tracks, a gated entrance and 24-hour security. Marsa Al Saadiyat spans about 6.4 million sq m with 8 km of waterfront, beaches, Abu Dhabi’s largest planned marina, hotels, retail and a future Etihad Rail station, and is expected to house more than 58,000 residents.
The community is close to the Saadiyat Cultural District with the Louvre Abu Dhabi, international schools and luxury resorts. Ownership is freehold, payments are spread over construction with 50 percent on handover, and handover is scheduled for Q4 2029.
