Bayswater by Omniyat is a 25-storey Class A office tower on a water-facing plot in Business Bay, Dubai, completed in 2009. Designed by Dubarch, the building has a distinctive scissor-shaped silhouette of two leaning volumes and offers 293 offices and 11 retail units, with five podium levels and two basements providing about 820 covered parking spaces. Offices range from compact suites of about 750 sq ft to full floors, with floor-to-ceiling glazing and views over the Dubai Water Canal.
The tower was built around smart-building technology: biometric access, VoIP infrastructure, lifts that respond to tenants’ access cards and voice-controlled office systems. Tenants also have a health club and fitness facilities, 24-hour security and concierge, and restaurants and cafés on the waterfront promenade at the foot of the building.
Bayswater is a short walk from Business Bay Metro station, with direct access to Sheikh Zayed Road and Al Khail Road; DIFC and Downtown Dubai are minutes away. Ownership is freehold and the building is completed and occupied.
